Terms for using our website and staying at Overlook Park & Marina on Lake Somerville

Using this website
By using overlookparkandmarina.com you agree to these terms. If you do not agree, please do not use the site. We may change or remove content at any time. Use the site lawfully and do not try to interfere with how it works.
Cookies, analytics and advertising
Our website uses analytics and advertising tools from Google and Meta, and our embedded booking system from Staylist may use them too. By using the site you acknowledge this. See our Privacy Policy for what they collect, how they are used for advertising, and how to opt out.
Reservations
Reservations are made and governed through our booking provider, Staylist (booking.staylist.app/somerville), which is shown inside our booking page and also available directly, and by our Park Policies. Staylist shows the same terms when you book. Here is a summary of the guest terms.
- A 100% deposit confirms your reservation, and full payment is due before arrival.
- Check-in is 3:00 PM. Check-out is 11:00 AM.
- Weekends have a 2-night minimum, and holidays have a 3-night minimum.
- Pets are welcome for $10 per pet per night, two pets maximum, leashed and cleaned up after.
- RV and tent sites allow up to 6 people. Cabin occupancy is set per reservation. Extra guests pay the extra guest fee.
- Wristbands are required at all times on the property. A replacement is $5.
- Quiet hours are 10pm – 6am.
- Guests are responsible for damage beyond normal wear.
Cancellation

| Holiday and event weekends | 30 days’ notice is required for any refund or transfer. |
| Weather alone | No refund. |
| No-show with no call | The reservation is forfeited with no refund. |
The online booking fee is not refundable. A 100% deposit confirms your reservation, and deposits can move to a future date within the same calendar year, subject to availability.

Assumption of risk and release of liability
Lake Somerville and the park are natural places, and spending time here carries real risk. By staying at, visiting, or using the facilities of Overlook Park & Marina, you agree to the following.
- You assume the risks. Activities on and around the water and the grounds involve risks including drowning, watercraft accidents, encounters with wildlife, weather, and uneven or natural terrain. These risks can cause injury, illness, property damage, or death, even when everyone takes reasonable care.
- You are responsible for minors. Parents and guardians are responsible for supervising the minors in their group, including around the water, and for their conduct.
- Release. To the fullest extent the law allows, you release Overlook Park & Marina, its owners, employees, and agents from claims, liabilities, and damages arising out of your or your group’s use of the park, except where the law does not permit such a release.
- Indemnification. You agree to indemnify and hold harmless Overlook Park & Marina, its owners, employees, and agents from claims arising from your or your group’s actions or your failure to follow park rules.
- Alcohol. Alcohol is welcome for guests 21 and older. If you drink, you assume the added risks that come with alcohol use and are responsible for your own choices and your group’s. Please drink responsibly and never operate a boat, golf cart, or vehicle after drinking.
Photography
Management may photograph or film the property, events, and activities to promote the park. By visiting, you consent to appearing in these images and to our use of them in print, on our website, and on social media.
Website content
The text, photos, logos, and design on this site belong to Overlook Park & Marina or its licensors. You may view and share pages for personal, non-commercial use. Please do not copy, republish, or sell our content without written permission.
Third-party links
Our site links to other sites and services, including Staylist, social media, and maps. We do not control them and are not responsible for their content or practices. Their own terms and privacy policies apply.
Disclaimers
We work to keep the information on this site accurate, but it is provided “as is” and may change, including rates, hours, and availability. Confirm details with us or on Staylist before you rely on them. To the fullest extent the law allows, we are not liable for damages arising from your use of the website.
Governing law
These terms are governed by the laws of the State of Texas. Any dispute will be brought in the courts located in Washington County, Texas.
Changes to these terms
We may update these terms from time to time and will change the “Last updated” date when we do. Your reservation is governed by the terms shown when you booked it.
