Check-in, cancellation, pets and park rules at Overlook Park & Marina
A few simple ground rules keep the park easygoing for everyone. If anything here is unclear, call us at (979) 289-2321 and we will talk it through. For the liability waiver, see our Terms & Conditions.
Check-in and check-out
- Check-in is 3:00 PM. Check-out is 11:00 AM.
- Late check-out is $25 and runs until 1:00 PM, subject to availability. Ask at least 24 hours ahead. We need the time to turn the unit before 3:00 PM check-in.
- Arriving after hours? Call ahead at (979) 289-2321 and we will set you up.
- Weekends have a 2-night minimum, and holiday weekends have a 3-night minimum.
Cancellation and deposits

The online booking fee is not refundable. A 100% deposit confirms your reservation, and deposits can move to a future date within the same calendar year, subject to availability.

Pets
Pets are welcome in all lodging and at every site for $10 per pet per night (two pets maximum). Keep them leashed, clean up after them, and you are responsible for their behavior.

Guests, visitors, and parking
- RV and tent sites hold a maximum of 6 people. Cabins are set per reservation.
- Guests over the occupancy limit pay $10 per night, per guest.
- Visitors check in at the gatehouse, buy a day-use pass, and leave by 10 pm.
- An extra car (beyond the two included with a site) is $25 per night, per vehicle.
- Wristbands are required at all times on the property. A replacement is $5.
- Each vehicle needs its own parking tag, one per vehicle. Vehicles without a tag may be asked to leave.
Fires and quiet hours
- Campfires belong in the fire rings only. Keep them attended and fully extinguished before you leave or turn in.
- Firewood is for sale at the marina store. Please do not scavenge wood from around the park.
- Charcoal and propane grills should sit safely away from structures.
- Quiet hours are 10pm – 6am. Generators need to comply with quiet hours too.
Hookups and trash
- Standard 30-amp and 50-amp RV sites and electric/water tent sites have electric and water. Only our Full Hookup sites also have sewer, and primitive sites have no hookups.
- Empty your tanks at the dump station only, never on the ground.
- Put trash in the dumpsters.
Cabins
- No smoking inside the cabins.
- Guests are responsible for damage beyond normal wear.
- Linens are included in the cabins and the Hut. Extra sets are $20.
Drones and photos
- Recreational drones are welcome when you follow FAA rules, fly in daylight, and keep away from guests and structures.
- Management may photograph the property to promote the park, so visiting guests may appear in photos.
Weather
- We operate in all weather. Weather alone is not a reason for a refund.
